All applications must be accompanied by the required application fee in order to be processed. This fee is not applied to the first months rent, nor is it refundable.
We run a complete background check on prospective tenants. This includes but is not limited to a credit check, previous landlord references, and employment verification. Decent credit and positive landlord references are required.
It is the policy of this agency to collect the first month rent and a 2 month security deposit (Basically 3X rent amount) upon approval of an application for any property.
We do not place any dogs in multi unit buildings. There are no exceptions. We do not place dogs under one year of age, nor do we place multiple dogs in any property. All pets are required to be either neutered or spayed, on a flea preventative program, and have current rabies vaccination. Tenant is required to provide RENTEXTM with a copy of current rabies vaccination certification.
Due to insurance regulations, we are prohibited from allowing certain breeds of dogs in any property. These breeds include, but are not limited to the following: Doberman, Rotweiler, German Shepard, Chow Chow, Akita, Dalmation, Shar Pei, Pit Bull/ Bull Terriers/ American Terriers, Wolf Hybrid or any cross breed of the above. VIOLATIONS OF THIS POLICY IS A DIRECT VIOLATION OF THE LEASE TERMS AND WILL RESULT IN IMMEDIATE TERMINATION OF THE LEASE.
Tenant may be required to provide proof of insurance at any time during occupancy.
